The prices are finally out for Singapore's 2nd DBSS site at Boon Keng.
3rms - $349,000 to $394,000
4rms - $523,000 to $597,000
5rms - $536,000 to $727,000
It's a more than 50% increase over the last DBSS at The Premiere @ Tampines. Singapore property market has gone completely nuts. What I don't understand is, isn't the pricing even regulated by HDB at all? Which couple earning $8000 monthly can afford this? Ridiculous.

I agree. A couple earning $8000 monthly will have only $1760 CPF that can be used for housing. Based on an 'average' unit of $620k, using HDB interest rate of 2.6% for 30 years, that means the monthly instalment is about $2480. That's $720 in cash every month.
Think only worthwhile for ppl who are hitting the income ceiling soon and desperate to get a place.

Honestly, I'm hoping ppl will think the same as me, that the pricing is too ridiculous and not buy.
Think this development is truely pivotal in deciding the outlook on property for the next year. If response for this DBSS @ Boon Keng is fantastic, means the mass market is willing to accept ridiculous prices for premium HDBs. Mass market prices for EC, DBSS, resale flats will keep going up.
But if response is bad, means mass market cannot sustain such absurd prices, future developments will have prices falling to more reasonable levels.

buying this kinda property almost like speculation. In land scarce sg, any housing, whether hdb or condo, as long as near amenities, near city and good view, value is assured. worthwhile buying if you believe that in 2016 (3 year construction + 5 year stay), boom time again. then perhaps sell $100k COV.
One problem with sg is that it has very little land. so prime land always fetches price prices. Only question is if that price is worth 700k?

anyway, huge turnout at the showflat today. the queue was crazy, like mega discount sale like that.

Me went to see the showflat today. Not as crowded on weekdays. But find the design of the 5-rm rather wasteful. lots of balcony/planter areas. if you compared from the models provided, the balcony larger than the spare bedrms. And air-con ledge is excessively big. But design pretty much the typical condo-style. just very wasteful wrt space.

i only noticed the bedrooms and kitchen areas have very little windows. very dark. also, area designated for fridge is very shallow, fridge tends to buldge out and block the kitchen.

Depends on personal preference actually, some ppl like balconies. Dont think the view is as good as they advertise though. The site mostly surrounded by flatted factories.
